Services

Most of our work is in occupied homes, so we show up on time, keep it clean, and respect the people living there.

Repairs and water remediation

When something breaks or gets wet.

Water remediation

Leaks, burst pipes, and flooding. We dry it out and rebuild what was damaged.

General repairs

From a single service call to a long punch list, in any trade.

Occupied-home maintenance

Scheduled repairs across major building systems, coordinated with residents and property managers.

Remodeling and flips

When a property needs to be better, not just fixed.

Renovations and capital work

Full-home rehabs, structural and finish repairs, roofing, and planned property improvements.

Flips

Full renovations for investors, scoped to the budget and the resale market.

Turns and make-readies

Complete turnover scopes, punch lists, interior and exterior restoration, and move-in readiness.

Property services

Everything else it takes to keep a property in shape.

Maid service

Move-in and move-out cleans, plus routine cleaning.

Lawn care and tree trimming

Mowing, cleanup, and trimming to keep curb appeal and code compliance.

Evictions and trash-outs

Eviction cleanouts and debris and trash removal, so the property is ready to turn.

Most property managers call a contractor when something breaks. At R3, we are the contractor.

Talk to us about your property

How we work

One contractor accountable for the whole scope, with crews we employ rather than a chain of subcontractors.

  • A single point of accountability across every trade on the job
  • Most work completed by R3's own in-house crews
  • Additional qualified capacity brought in when volume requires it
  • DFW Metroplex and surrounding markets within 200 miles, with mileage-based travel charges outside the core DFW area
  • After-hours response available by arrangement

Best-fit assignments: portfolio turns and make-readies, occupied repairs, full-home rehabs, capital improvement projects, multi-trade work orders, property inspections, and urgent corrective work.

Who we serve

Property services at the scale you need, with one point of contact for every property.

Single-family rentals

Occupied maintenance, make-readies, lawn care, and inspections across scattered-site portfolios, so every home stays rent-ready.

Build-to-rent communities

Turns, repairs, lawn care, and tree trimming across an entire community on one schedule.

Multifamily

Unit make-readies, maid service, and repairs between residents to keep vacancy days down.

Default and vacant properties

Eviction cleanouts, trash-outs, lawn care, inspections, and repairs that protect vacant homes and get them ready to sell or lease.

Investors and homeowners

Flips, remodels, water remediation, and repairs, from a single room to the whole house.

What emergency response covers

What counts as an emergency: active water leaks or flooding, loss of power affecting operations, door, lock, or access failures, safety hazards such as trip hazards, broken fixtures, or exposed wiring, HVAC failure during business-critical periods, and anything likely to cause property damage if it waits.

What response means: acknowledgment within the timeframe for your tier, on-site response when it's needed or immediate dispatch of the right trade, initial assessment, temporary mitigation to stop further damage, vendor oversight, and written documentation of the issue and what was done.

Billed separately: repairs beyond your included labor hours, and parts, materials, and third-party vendor costs.

Coverage by tier: business hours on Essential, nights and weekends on Professional, and 24/7 priority on Full Coverage.

One-off and emergency work without a retainer

Rapid-response commercial maintenance, billed by the job:

  • Call-out, first 2 hours$350
  • Half day, up to 4 hours$650
  • Full day, 8 hours$1,200
  • Insurance and compliance work$95/hr

R3 Property Inspections

Inspections you can put in a file

Every inspection is walked room by room on a set checklist, photographed as we go, and delivered as a written report the same day. No memory, no scribbled notes, no waiting a week to find out what's wrong.

What we inspect

  • Move-in and move-outCondition at handover, documented well enough to settle a deposit dispute.
  • Turn and make-readyWhat the unit needs before it can be shown, priced as a scope of work.
  • Occupancy and preservationOccupancy status, security, and condition checks on vacant and default properties.
  • Routine conditionPeriodic checks that catch small problems while they're still small.
  • Roof conditionRoof and exterior assessment with repair recommendations.

What you get back

  1. A branded PDF report, delivered the same day
  2. Date-stamped photos of every room and every deficiency
  3. A plain summary of what needs attention and what can wait
  4. Repair pricing from R3 Property, if you want the work done

Inspection findings never obligate you to use R3 for the repairs. You get the report either way.
